Signs Your Shingle Roof Needs To Be Replace

Shingle roofs typically last 15 to 25 years, depending on the type of shingle. In Park City, a quality shingle roof typically wear 3 to 5 years faster than in more temperate climates. Let’s take a look at 3 signs that you need to replace your roof.

Regular Leaks

One of the biggest signs of a roof that needs to be replaced is regular leaking. If your roof is leaking that is a definite sign that something may be wrong with your roof. If you notice any of the following water factors, you should call roofing contractor to diagnose the problem.

  • Water stains in ceilings or walls

  • Dripping sounds

  • Mold growing in ceilings/walls

  • High humidity levels indoors

  • Musty smell indoors

Curling / Missing Shingles

If you look at your roof and you spot areas that are missing shingles, your roof may be reaching the end of its life. Missing shingles can be caused by high winds, and don’t alway mean your roof is at the end of its life. Something a repair will be enough to get your roof properly functioning again.

If your shingles are curling though, that is a good sign that your shingle roof is at the end of its life. If you look at your roof and the bottom edge of your shingles are curling towards the sky, the protective layer on the singles has worn down significantly.

Debris in the Gutters

Another sign that your roof is reaching the end of its life is finding asphalt granules in your gutters. As an asphalt roof ages, the asphalt on the surface begins to shed and reveal the shingle backing.

Once enough of the surface material has worn, shingles lose most of their protective properties.
